PROPERTY DIRECTION

Mission & VisionBuilt from Experience and Long-Term Thinking

My journey has always been shaped by business-minded thinking, practical decision-making, and the belief that property should create clarity, stability, and long-term progress. These principles guide how I support buyers, sellers, investors, and people planning their next move.

Mission

Clarity • Strategy • Practical Guidance

To Help People Make Property Moves with Clarity and Strategy.

My direction comes from an early interest in business, practical problem-solving, and long-term value creation. My mission is to help clients buy, sell, invest, rent, and plan with greater clarity rather than pressure. Every recommendation should be understandable, useful, and connected to the client’s real objectives—not simply focused on completing a transaction.

  • Clearer DecisionsHelp clients understand their choices before making an important property commitment.
  • Practical GuidanceProvide realistic support based on the client’s actual goals, position, and priorities.
  • Long-Term ValueFocus on sustainable outcomes instead of short-term pressure, noise, or speculation.
Vision

Assets • Growth • Stronger Foundations

To Build a Trusted Property Presence that Supports Better Growth Over Time.

My vision is to build more than a property service. I want to create a trusted platform where property knowledge, business thinking, useful resources, and practical systems work together. Over time, this direction can help people make better decisions, build stronger assets, identify suitable opportunities, and create a more stable foundation for their future.

  • Trusted ResourceDevelop a reliable platform that remains useful beyond a single property transaction.
  • Connected GrowthConnect property decisions with business thinking, asset building, and personal progress.
  • Stronger FoundationsHelp people prepare more confidently for future opportunities and long-term development.

Journey in progress

My Story

Built Through Experience, Rebuilt With Purpose.

This journey was not built in a straight line. Each stage shaped how I now approach business, property, cash flow, people and systems.

Roots

Growing up in the daily life of a family hardware shop. Business was my first classroom.

The Year I Was Born

My story began in 1995. That was the year I was born in Kuching, and where my life journey started.

  • Born in 1995
  • The starting point of my personal journey

The Earliest Chapter

Growing Up in the Family Hardware Shop

My earliest years were spent living in the family shophouse, surrounded by the busyness and noise of our hardware business. As a child, the shop was also my playground: I rode on the dog, or played with the kids from the shops next door. I once broke several glass cups and other fragile items while playing, and my dad grabbed me and gave me a proper beating. I still remember it clearly.

  • Grew up inside a working family business
  • Watched customers, products and daily shop life from a young age
  • My earliest memories all trace back to the family hardware shop
2000–200503

A NewHome

We Moved Home, But Never Left the Shop

During this period, my dad moved the family out of the shophouse, bought a piece of land and built our own house, which today stands three storeys tall. But back then the family business was still part of everyday life. We kept going back to the shop to run the business and serve customers, and my school days (at 七里三合兴小学) also meant going back to the shop.

  • Moved from the family shophouse into a newly built home
  • Went back to the hardware shop almost every day
  • Learned that a business never stops needing management and care just because the family lives elsewhere

Learning & Duty

Studying and helping out, then stepping outside the family shop for the first time.

LearningThrough Responsibility

Studying While Helping the Family Business

While studying, I also began helping with the family business. I followed my dad around and started learning how to serve customers, manage stock, find suppliers, grow sales, and carry the daily responsibilities of keeping a small business running.

  • Balanced school responsibilities with helping at the shop
  • Learned through direct observation and hands-on participation
  • Built an early understanding of customers, stock, suppliers and cash flow

ExperienceBeyond the Family Business

Stepping Out to Gain Work Experience

My dad encouraged me to step outside the family business and work in other environments, through his friends. It was an important shift: from learning mainly in our own shop, to understanding how different workplaces, different people and different ways of working operate.

  • Started gaining experience outside the family business
  • Learned to adapt to different people and work environments
  • Began building stronger independence and a wider commercial view

Early Sales

Learning on the front line that consistency directly decides income.

Early Sales Experience

Learning Sales From the Ground Up

At around 15, I started selling Tune Talk and redONE products together with a cousin. It was my first real experience of customer communication, daily sales discipline and earning income based on performance.

  • Built confidence by facing customers directly
  • Learned that consistency directly affects income
  • Had periods of strong personal commission of about RM300–RM500 a day
2012–201307

Commercial Awareness

Understanding Customers, Products and Cash Flow

My early telecommunications sales experience strengthened the commercial awareness I had developed growing up around a family hardware shop. I became more conscious of margins, stock, customer needs and the movement of cash.

  • Saw how products, demand and margins connect
  • Built practical communication and negotiation skills
  • Recognised the importance of repeat customers and trust

Starting Up

From selling on my own to building teams and physical businesses.

Business Exploration

From Sales Into Entrepreneurship

I kept building experience across sales, marketing, telecommunications, retail and collaborative projects. In 2018, I committed more seriously to entrepreneurship, including a bakery, mall retail and team-based business operations.

  • Expanded from individual selling into running a business
  • Gained experience in marketing, retail and team development
  • Learned that a team and its systems must grow together with the leader

MCO Reset

One costly lesson that changed how I see cash flow.

Covid19 & MCOChapter

A Major Business and Cash-Flow Reset

During the Movement Control Order (MCO), my businesses and my personal capital suffered combined losses of about RM3 million. The impact covered rent at a large shopping mall, shop inventory, staff, other renovation costs and the ongoing operating costs I still had to carry.

  • Felt first-hand the consequences of heavy fixed commitments
  • Reassessed expansion speed, cash reserves and operating structure
  • Learned that cash flow is not just a finance issue. It is a survival system

Rebuild & Property

Starting again with better systems: focusing on property, and learning and testing nonstop.

Rebuilding With Structure

Starting Again With Better Systems

In 2022, I restarted with a more disciplined approach to cash flow, people, systems and business rhythm. I joined STTOKE and MY Tea Story Sdn Bhd as a dealer and business partner, supported by a small operating team.

  • Placed greater focus on sustainable cash flow
  • Invested about RM100,000 into the venture
  • Operations are run by a manager, while I built up a monthly commission income

PropertyPractical Growth

Building a More Focused Property Direction

My current property focus is mainly subsale transactions and practical A–Z support. I am a Property Consultant at KCW International Capital Sdn Bhd and work with a supporting team, including the Kayson Pook Dream Builder Team.

  • Supporting buyers, sellers, owners and investors
  • Providing market, rental and transaction-related guidance
  • Coordinating renovation, rental planning, tenant sourcing, maintenance and long-term management through the relevant team
2022–Present12

Always LearningGuru Courses

Better MethodsSystems Built by Trial and Error

In 2022, my cousin took me along to different guru courses, including property, Rent to Own, Refinance Housing, 3 Win Sales, and learning with the BA F&B consultant team.

  • Placed greater focus on a sustainable business model
  • Operations are run by the consultant team; I observe, improve, then improve again
  • Also built a KPI-based commission income for staff, similar to the Haidilao model

The journey continues, with more clarity, more structure and more lasting strength.

The Journey Continues

Building AssetsGrowth and Systems

The next chapter is centred on building useful assets, stronger business systems and a personal brand grounded in practical experience. The goal is not just to grow faster, but to build with greater clarity, structure and long-term resilience.

  • Build Assets. Build Growth. Build Systems.
  • Take lessons from my own failures, correct them, and turn them into practical knowledge and better decisions and advice
  • Lay a more solid foundation for sustainable freedom
